We recently had our two water heaters replaced. Ariel did a great job making sure that they were installed and working. We have an older house and Ariel had to solve some connection issues to get everything installed and operational. Very impressed. Was in a bind on a Saturday. Victor came out within 90 minutes of my call and was very knowledgeable about the Flologic leak detection system we had that showed a possible leak. Within 15 minutes he advised the issue was with the valve for that system that got stuck in the off position. He fixed it, tested the system and we were good to go. I'm very thankful for getting in touch with the right company. Victor was very professional, friendly, and if we have any further plumbing or electric issues we will call Titan.

What Town N Country homeowners ask us most often.

My address says Tampa. Why do you say my permit comes from the county?
Because Town 'n' Country has a Tampa mailing address and is not inside Tampa city limits. It is an unincorporated census designated place, so plumbing and electrical permits go through Hillsborough County Development Services. Backflow frequency is a separate question, because it follows whichever utility bills your water, and the City of Tampa serves parts of unincorporated Hillsborough as well as the city. Check the water bill, then the parcel.
How old are Town 'n' Country houses?
Middle aged, and clustered. The census puts the median year built at 1984 across 35,649 housing units, with the two biggest cohorts being 10,046 homes from the 1980s and 7,742 from the 1970s. Only 2.8 percent predates 1960. That concentration lands squarely on the 1978 to 1995 polybutylene window and on the last generation of panels Florida insurers now question.
Does my 1970s Town 'n' Country house have outdated wiring?
It might. Solid aluminum branch circuit wiring was used in American housing from roughly 1965 to 1973, and ungrounded two prong receptacles persisted well past that. Warm cover plates, intermittent outlets, flickering at switches and a hot plastic smell at a device are the symptoms worth acting on. The fix is approved connectors at every termination or a rewire. Is a 100 amp service still enough here?
It was plenty in 1975. Today an original 100 amp service runs out of capacity the moment you add a heat pump, a tankless water heater, a pool pump or an EV charger. We run a load calculation first, because the answer is sometimes a subpanel rather than a full service change. When an upgrade is warranted it includes the grounding electrode system, a Hillsborough County permit and a coordinated Tampa Electric disconnect and reconnect.
How bad was Hurricane Helene in Town 'n' Country?
Bad enough to change how we install here. Helene pushed roughly seven feet of storm surge into Town 'n' Country on September 26 and 27, 2024, leaving around 18 inches of water inside some homes and prompting boat rescues. The county's 2026 evacuation zone redraw pushed Zone A farther inland in this area. Raised water heater platforms and subpanels lifted off the wall base are reasonable responses, not overkill.
Why does my street flood even when there is no hurricane?
Drainage, most likely. Town 'n' Country sits across the Rocky Creek and Sweetwater Creek systems, and the Sweetwater Creek watershed alone covers 21.9 square miles draining toward Old Tampa Bay. After the 2024 storms the county commissioned a countywide stormwater assessment and held the first of eight public meetings here. The county also warns that an evacuation zone and a FEMA flood zone are different things, so check both.
Who provides water and sewer in Town 'n' Country?
Usually Hillsborough County Water Resources, which runs eleven community drinking water systems across the unincorporated county. The City of Tampa also serves parts of unincorporated Hillsborough, so the name on your bill is worth checking rather than assuming. Either way, the utility owns the main and the meter, and everything past the meter box belongs to you, including the service line running under your yard.
