Very impressed. Was in a bind on a Saturday. Victor came out within 90 minutes of my call and was very knowledgeable about the Flologic leak detection system we had that showed a possible leak. Within 15 minutes he advised the issue was with the valve for that system that got stuck in the off position. He fixed it, tested the system and we were good to go. I'm very thankful for getting in touch with the right company. Victor was very professional, friendly, and if we have any further plumbing or electric issues we will call Titan.

Is Tierra Verde a city? Who issues my permits?
Tierra Verde is unincorporated, so Pinellas County is the local government. Building, plumbing, and electrical permits go through Pinellas County Building and Development Review Services and the county's online access portal, not to St. Pete Beach or St. Petersburg. Contractors who work mostly in the incorporated beach towns sometimes file in the wrong place and lose a week finding out.
Who provides water and sewer in Tierra Verde?
Pinellas County Utilities provides drinking water, reclaimed water, and sewer service throughout unincorporated Tierra Verde, and Duke Energy supplies electricity. One agency handles water, sewer, and permitting here, which is simpler than the towns across the Bayway where those functions are split among a city building department, county utilities, and a separate municipal sewer division.
Why do canal front homes here have more plumbing problems?
Tierra Verde was built by dredge and fill across what were fifteen mangrove islands, and the neighborhoods are cut through with canals. The community covers 1.24 square miles of land against 3.37 square miles of water. That puts high groundwater under slabs, salt in the surrounding soil, and sewer laterals close to the water table where infiltration and root intrusion move quickly.
My house is on a canal. What corrodes first?
Anything on the water side. Boat lift motors and their disconnects, dock receptacles, pool equipment panels, and outdoor water heater venting take direct salt spray. Corroded dock wiring is also a shock hazard once grounding and bonding degrade, which is a swimming risk, not only an equipment risk. Have dock and lift circuits with their GFCI protection checked annually rather than after a trip.
Can I put an EV charger in my Tierra Verde garage?
Usually yes. Most of the single family and townhome stock here has an attached garage. A Level 2 charger needs a dedicated 240 volt circuit, a load calculation against your existing service, and a Pinellas County electrical permit. The federal 30C credit for home charging equipment ended June 30, 2026, so budget the full cost. EV charger installation varies mainly with the run length from the panel.
Does being on an island off the Bayway affect service calls?
Everything reaches Tierra Verde over the Pinellas Bayway bridges from St. Petersburg or St. Pete Beach. During evacuation orders and bridge closures that access disappears, and it returns on the county's schedule after a storm. Knowing where your main shutoff and panel are, and how old the water heater is, is worth more here than in a mainland neighborhood.
Is Tierra Verde mostly condos or single family houses?
Both. The 2020 Census counted 2,360 housing units and 1,865 households across roughly 2,000 residential and multifamily structures, spread over six areas including Monte Cristo, Entrada, Sands Point, and the Bayview and Oceanview shores. Vacancy runs about 21 percent, well under the beach towns, so a much larger share of Tierra Verde is occupied year round.
