We have an older house and Ariel had to solve some connection issues to get everything installed and operational. Very impressed. Was in a bind on a Saturday. Victor came out within 90 minutes of my call and was very knowledgeable about the Flologic leak detection system we had that showed a possible leak. Within 15 minutes he advised the issue was with the valve for that system that got stuck in the off position. He fixed it, tested the system and we were good to go. I'm very thankful for getting in touch with the right company. Victor was very professional, friendly, and if we have any further plumbing or electric issues we will call Titan.

What Cheval homeowners ask us most often.

Is Cheval East the same as Cheval West?
No, and they are governed differently. Cheval West is served by the Cheval West Community Development District, a special purpose government created under Chapter 190 of the Florida Statutes. Cheval East is governed by a property owners association, which is a private body, not a district. Same gates, same golf, different legal structures. It changes who you talk to about common area work, though not who owns your service lines.
What does the Cheval West CDD actually cover?
Roughly 1,149 acres containing 773 residential units and the TPC Tampa Bay golf course, all of it within Hillsborough County. The district funds and maintains community infrastructure and works alongside the community association. Homeowners regularly call the district about a leak in the yard or a dead outdoor circuit and get sent back to a contractor, because the lateral, the irrigation and everything inside the lot line came with the house, not with the district.
Does the gate slow down a service call in Cheval?
Only if nobody tells the gate we are coming. Gated communities need the visit registered in advance or the technician sits at the entry while the appointment window burns. When you book, let us know the gate procedure and any contractor hours the community observes. We work Monday through Saturday and are closed Sundays, so a Saturday appointment still needs the same gate arrangement as a weekday one.
My Cheval pool and spa wiring is original. What should be checked?
Bonding, above everything else. Pool equipotential bonding requirements have tightened considerably since the 1990s, and original installations here often predate the current standard for bonding the shell, the deck, the ladders, the pump and any metal within reach of the water. Add ground fault protection and corroded equipment enclosures to the list. Pool and tub wiring is one of the few areas where an old install is genuinely a safety issue.
Why do my neighbours all seem to need the same repair I do?
Because Cheval was built in tight waves and the equipment ages together. Of roughly 5,276 housing units here, 1,257 went up in the 1980s, 1,399 in the 1990s and 1,276 in the 2000s. Streets built in the same eighteen months reach the same water heater, panel and supply pipe milestones in the same eighteen months. When three houses on your street have the same failure, that is the reason.
Who bills my water in Cheval and where do permits come from?
Cheval is unincorporated Hillsborough County, so permits go through Hillsborough County Development Services rather than any city building department, and county utility customers are on the county's annual backflow testing requirement for every assembly. That is stricter than the two year residential cycle City of Tampa customers get, which is a common source of missed deadlines for people moving out here from inside the city.
My Cheval mail says Lutz. Am I in Pasco County?
No. The Cheval West district is documented as lying entirely within Hillsborough County, even though the postal address reads Lutz and the Lutz ZIP codes themselves run north across the county line into Pasco. Mail boundaries and county boundaries are different shapes. Since the county determines your building department, your utility rules and often your electric provider, the postal address is the least reliable guide available.
