We recently had our two water heaters replaced. Ariel did a great job making sure that they were installed and working. We have an older house and Ariel had to solve some connection issues to get everything installed and operational. Very impressed. Was in a bind on a Saturday. Victor came out within 90 minutes of my call and was very knowledgeable about the Flologic leak detection system we had that showed a possible leak. Within 15 minutes he advised the issue was with the valve for that system that got stuck in the off position. He fixed it, tested the system and we were good to go. I'm very thankful for getting in touch with the right company. Victor was very professional, friendly, and if we have any further plumbing or electric issues we will call Titan.

Why are slab leaks common in original Sun City Center homes?
Age plus construction method. Del Webb opened Sun City Center on December 30, 1961, and the community still holds about 1,446 housing units built in the 1960s and another 2,749 from the 1970s, all on slabs with supply lines run through the concrete. Decades of mineral rich water moving through soft copper pins holes from the inside. The tell is a warm floor spot or a meter turning with everything off. See slab leak detection and repair.
I live in Kings Point. Does my association fix my plumbing or do I?
It depends entirely on which of the associations governs your building. Kings Point is made up of 114 condominium and homeowner associations ranging from 14 to 170 homes each, every one with its own bylaws and budget, and monthly dues at many of them bundle exterior maintenance and water. Sun City Center's single family sections work the opposite way, with the owner responsible past the meter. We ask for your maintenance responsibility chart before opening a wall.
Can you install a proper charging circuit for my golf cart?
Yes, and there is more demand for it here than anywhere else we work. Sun City Center is a designated golf cart community with internal streets approved under Florida Statute 316.212, and it publishes its own Golf Cart Drivers Handbook. Most carts we see are charging off a shared garage receptacle on an extension cord. A dedicated, correctly sized circuit with GFCI protection is a small permitted job that removes a real fire risk.
Are your technicians used to working in a 55 and over community?
It is most of what we do here. The 2020 census counted 30,952 residents with a median age above 69, and the community runs the Sun City Center Emergency Squad, an all volunteer service founded in 1964 that answers over 5,500 calls a year at no charge. We schedule real arrival windows, call ahead, explain the work before starting and put the price in writing. Same-day service runs Monday through Saturday.
My Sun City Center home still has the panel it was built with. Should I replace it?
Probably, if the house dates to the first two decades. Roughly 4,200 units here were built in the 1960s and 1970s, the window when Federal Pacific Stab-Lok, Zinsco and Pushmatic panels were standard and services were often 100 amp or smaller. Add a golf cart charger, a modern heat pump and a standby setup and the original service runs out of headroom. Photograph the label inside the door and we will tell you what you have.
Is my villa plumbed differently from a single family house here?
Frequently, yes. Sun City Center has 5,701 single family attached units, meaning villas and duplex style homes, alongside 10,682 detached houses. Attached units share walls, and often share stacks, laterals and shutoffs with a neighbor, which changes how we isolate water for a repair and who has to be notified first. It also changes whether the association or the owner is holding the bill.
Does Sun City Center have its own building department?
No. Sun City Center is unincorporated Hillsborough County, so every plumbing and electrical permit goes through Hillsborough County Development Services. The community associations and the Kings Point associations may run their own architectural approval on top of that, which is a separate step and does not replace the county permit or the inspection. We pull the county permit and work alongside whichever approval your section requires.
