We recently had our two water heaters replaced. Ariel did a great job making sure that they were installed and working. We have an older house and Ariel had to solve some connection issues to get everything installed and operational. Very impressed. Was in a bind on a Saturday. Victor came out within 90 minutes of my call and was very knowledgeable about the Flologic leak detection system we had that showed a possible leak. Within 15 minutes he advised the issue was with the valve for that system that got stuck in the off position. He fixed it, tested the system and we were good to go. I'm very thankful for getting in touch with the right company. Victor was very professional, friendly, and if we have any further plumbing or electric issues we will call Titan.

What Sun City homeowners ask us most often.

Is Sun City the same place as Sun City Center?
No, and confusing them causes real problems. Sun City is a small unincorporated, largely rural community along US 41, roughly four miles southwest of Ruskin and west of Sun City Center. Sun City Center is a large deed restricted retirement community developed from the 1960s onward with its own ZIP code. Dispatch, permits and even the housing stock differ between the two, so give the full name when you book.
Do I have to be 55 to live in Sun City?
No. Sun City Center is the 55 and over deed restricted community. Sun City is not, and it carries none of that community's age restrictions or association structure. Practically, that means the housing here is a mixed bag of ages and types rather than a uniform planned inventory, so nothing about your neighbour's system reliably predicts what is in yours.
Why are the streets around here named after silent film stars?
Because of a development that never happened. Sun City was laid out in 1925 as a planned film production venture, nicknamed Florida's Moving Picture City, with streets named for the screen celebrities of the day. The scheme collapsed with the Florida land boom, but the street names survived it. What did not survive was any of the infrastructure the plan assumed, which is part of why the area stayed rural while Sun City Center next door was built out as a single planned development.
Every population figure online says 30,000. Is that Sun City?
That is Sun City Center, not Sun City. The two get merged constantly in online data. For scale, the Federal Writers' Project recorded Sun City's population at 85 in the 1930s, and it has remained a small rural community since. If a search result quotes tens of thousands of residents and a large retirement community, it is describing your neighbour, not your address.
Who bills water and sewer in Sun City?
Hillsborough County Public Utilities serves this part of south county, which puts you on the county's cross connection programme and its annual backflow testing requirement for every assembly, with no lighter residential option. Tampa Electric supplies power. Where properties have private wells instead, the owner is responsible for the entire system, including the pump, the tank and the pressure switch.
Is a standby generator worth it out here?
It is more worthwhile in a rural south county location than in a dense suburb, because rural circuits generally sit further down the restoration order and a well pump means no water at all during an outage, not just no lights. Home standby generators need a proper load calculation, a transfer switch and fuel planning. Sizing to the whole house is usually not the sensible starting point.
Where do I get a permit in Sun City?
Hillsborough County Development Services. Sun City is unincorporated, so there is no city building department involved despite the name suggesting a municipality. Plumbing and electrical are permitted separately, and the contractor's state licence has to be on file.
