Very impressed. Was in a bind on a Saturday. Victor came out within 90 minutes of my call and was very knowledgeable about the Flologic leak detection system we had that showed a possible leak. Within 15 minutes he advised the issue was with the valve for that system that got stuck in the off position. He fixed it, tested the system and we were good to go. I'm very thankful for getting in touch with the right company. Victor was very professional, friendly, and if we have any further plumbing or electric issues we will call Titan.

What East Tampa homeowners ask us most often.

How often does my backflow preventer need testing in East Tampa?
Every two years for residential and annually for commercial, on a City of Tampa water account. Hillsborough County requires annual testing on every assembly with no residential exemption, so contractors who mostly work Brandon and Riverview get this backwards. The schedule follows the utility billing you rather than the city limit. Your tester also has to file results with the city within seven calendar days of the test.
Do I get my permit from the county or the city in East Tampa?
The city. East Tampa sits inside Tampa city limits, so plumbing, electrical and gas permits go through the City of Tampa Construction Services Division rather than Hillsborough County Development Services. Different portal, different fee schedule, different inspectors than an unincorporated address a few miles east. Filing in the wrong jurisdiction stalls a job for weeks, which is why we confirm jurisdiction from the parcel before pulling anything.
Why is Tampa water so much harder some months than others?
Because it comes from a river. The City of Tampa treats Hillsborough River water at the David L. Tippin facility, and the city states its hardness swings seasonally between roughly 140 and 300 parts per million, or 8 to 17 grains per gallon, lower in the wet season and higher in the dry. That swing is why a softener sized for February settles down in August. County customers on a groundwater blend do not see the same seasonal pattern.
What is the PIPES program and does it fix the pipe under my house?
PIPES is the City of Tampa's $2.9 billion, twenty year rebuild of its water and wastewater system, approved by City Council in September 2019 and funded by rate increases running through October 2040. East Tampa is a named target neighborhood for water distribution replacement and wastewater rehabilitation. It works on city mains, some of them close to a century old. Your lateral and the drain lines inside your house stay your responsibility.
Why does my East Tampa house have recurring drain backups?
Usually the age of the drain line. In ZIP 33605 the median year built is 1966 and 45.8 percent of housing predates 1960, which puts most of it well before PVC replaced cast iron for waste piping. After fifty or sixty years the invert of a cast iron line scales, channels and rusts through, snagging paper and grease in the same spot repeatedly. Start with a drain cleaning and camera inspection.
Who owns the sewer lateral between my East Tampa house and the street?
You do. The City of Tampa maintains roughly 1,500 miles of collection main feeding the Howard F. Curren treatment plant, but the lateral connecting your building to that main is private property. A collapsed or root filled lateral is a homeowner repair permitted through City of Tampa Construction Services, often with a right of way permit when the excavation reaches the street. We handle both permits as part of the job.
My East Tampa house is from the 1940s. What electrical problems are typical?
Undersized service carrying decades of additions. The city annexed the southwest portion of East Tampa in 1911, moved the boundary to 40th Street in 1923, and took in the remainder in 1953, and it says the infrastructure laid down when these areas were platted is reaching the end of its service life. Houses from that period commonly still have small services, fuse panels and ungrounded receptacles. A load calculation comes before anything else.
