The 15-year rule
Tampa water is hard, and hard water shortens water heater life. The average tank water heater here lasts 8 to 12 years. Shorter than the 12 to 15 you see quoted nationally. Tankless units last 18 to 22 years with annual descaling.
Signs you are due for replacement
- Cloudy or rust-colored hot water
- Banging, rumbling, or popping from the tank (sediment buildup)
- Water leaks at the base
- Water that takes longer to heat than it used to
- The unit is over 10 years old, regardless of symptoms
Realistic 2026 Tampa pricing
Pricing is permitted, code-current installs done by a licensed plumber. We quote flat-rate before the work starts.
- 40-gallon electric tank: replacement averages $1,400 to $1,900 installed
- 50-gallon electric tank: $1,700 to $2,200
- 50-gallon gas tank: $2,100 to $2,800 (depending on venting and gas line work)
- Tankless gas (whole-home): $4,500 to $6,800 installed
- Tankless electric (single-bath): $1,800 to $2,800
How to size correctly
For a tank, count the simultaneous draws on the worst-case morning. Two showers + a dishwasher + a load of laundry = at least a 50-gallon tank with a 9 GPH first-hour rating. For tankless, we calculate flow rate and temperature rise. A 199,000-BTU gas tankless can handle most 2,500 sq ft Tampa homes; smaller homes do fine with 160,000.
