What Makes New Tampa Plumbing and Electrical Work Different

New Tampa is a CDD-heavy market. Almost every subdivision is governed by a Community Development District with deed restrictions and architectural review board (ARB) approval requirements that apply to visible exterior work. Generator pads, exterior conduit, EV charger conduit on garage exteriors, mini-split condensers, and water softener tank placement typically require ARB approval before work begins. The build-year mix is wide. Pre-1995 Tampa Palms East, Pebble Creek, and Hunters Green homes were piped in polybutylene with Cutler-Hammer panels at build-out. Mid-1990s through early-2000s phases (Tampa Palms middle/late villages, Cross Creek, West Meadows, Hunters Green expansions) used CPVC supply, copper-in-slab, or PEX-A as the era progressed. Post-2005 Live Oak Preserve, K-Bar Ranch, Easton Park, and Basset Creek are uniformly PEX with modern fixtures, AFCI/GFCI panels, and pre-installed surge protection.

Cutler-Hammer panels from the late 1980s and early 1990s are the panel story in original Tampa Palms East and Hunters Green. The CH-style breakers from that era have a higher arc-fault failure rate when exposed to attic heat over decades. We are seeing increasing call volume on flickering circuits and breaker chatter in original-condition Hunters Green homes.

All New Tampa addresses fall under the City of Tampa for permits and inspections, even though the area feels suburban. Very impressed. Was in a bind on a Saturday. Victor came out within 90 minutes of my call and was very knowledgeable about the Flologic leak detection system we had that showed a possible leak. Within 15 minutes he advised the issue was with the valve for that system that got stuck in the off position. He fixed it, tested the system and we were good to go.
