Before June 1, walk this list

Hurricane season runs June 1 through November 30. The work below is best done in May while licensed crews still have open schedules.

Plumbing checklist

  • Test the main water shutoff. Turn it off, then back on. If it sticks, the valve is failing. Replace it before you need it in an emergency.
  • Service the tank before storm season. Flush sediment, inspect the anode rod, and budget for water heater replacement if the unit is past ten years. Hard Tampa water shortens heater life dramatically.
  • Clear the drains. Hydro-jet the kitchen branch and main line if you have had any backups in the last year.
  • Check exposed PVC and irrigation. UV brittleness and mower damage cause storm-driven leaks.
  • Confirm the sewer cleanout cap is secure. Pop-offs cause yard backups during heavy rains.

Electrical checklist

  • Install a whole-house surge protector if you do not have one. Tampa’s lightning makes this the single highest-ROI electrical upgrade.
  • Test the GFCIs. Press the test and reset buttons on every GFCI outlet. Kitchens, baths, garage, exterior, pool.
  • Check the panel. If you have a Federal Pacific, Zinsco, or Challenger panel, schedule a replacement now. These brands are documented fire risks.
  • Service the standby generator. Run it under load for 30 minutes. Top off oil and propane. Confirm the transfer switch operates correctly.
  • Replace 10-year-old smoke detectors. Florida code requires interconnected hardwired alarms in newer construction; older homes benefit from upgrading.

Day-of-storm reminders

  • Know where the main water shutoff and gas shutoff are
  • Charge phones, lanterns, and any medical equipment
  • Move outdoor furniture, hose reels, and pool equipment to secure locations
  • Top off the generator fuel and test it once before the storm hits
